Seal Coating is used when the area of the asphalt is still in good condition.  The product protects the pavement from damaging effects such as oxidation, environment, etc.  It can also improve the appearance of an existing area by filling minor cracks in the surface and creating a uniform color and appearance of the surface.  Seal coating is applied by a spray method and applied with a squeegee around curbing and small areas to prevent over-spray. Two coats are generally applied with a curing time of approximately 24 hours.  Industry experts recommend that seal coating be applied every 2 – 5 years depending on traffic.
